Our Management Model

Our services for Vacation Rental Management are broken into two categories:

  Pre-Launch (ahead of the first booking) and Ongoing Management (once the home is live).

We are happy to work with homes that are already furnished or those that need setup + furnishing services.

Our Recipe: Happy Homes + Happy Guests = Happy Homeowners! 

We care about being proactive with home care…. Not reactive!

ACs breaking during a booking, pools going green with algae, water heater failures, and other risks are often avoidable with proper routine maintenance. 

We care about putting home care first as a way to reduce risks, prevent emergencies, and avoid cancellations from guests.

Limited Scope Inspection

  • This is used to develop an action plan & maintenance plan for each home
  • We conduct quarterly assessments to ensure homes continue to stay in good condition

Guest Vetting

  • Our listings have clear house rules – both on the platforms and on site in the homes. All guests that stay at our homes consent to the house rules, and resolutions claims are followed if rules are broken

Ongoing Monitoring

  • We utilize smart technology including smart thermostats, security cameras, smart locks, and noise detection to ensure safety of our homes
  • The monitoring is designed for your home to have Happy Neighbors. We are happy to meet the neighbors and offer our personal contact to remain in good standing

Damage Reporting & Resolutions

  • Our team is trained to report damages after guest stays, and we submit for reimbursements in a timely manner with extreme detail 

We are committed to delivering 5 Star Stays. We are personal, friendly, and care about each stay from pre-booking to check-out. 

Nailing the Basics

A great sleep, a nice shower experience, and a safe and clean space are necessary for our guests to feel at home. Our cleaners follow a Home Away From Home specific checklist.We have an accountablity program built-in with our cleaners double checking properties to ensure quality and to ensure it is ready to host guests.

The last thing a guest wants at a vacation rental is an home emergency interrupting their stay. When unavoidable issues come up, it is our #1 priority to resolve these in a timely manner and our team is committed to this result

5 star reviews are key to driving revenue, and a well-maintained home helps avoid large expenses. We utilize the best in class technology and aim to be in the top quartile of revenue performers in each market. Each homeowner receives a detailed report and performance summary at the end of each month.

Frequently Asked Home Rental Questions

Yes, our full team is located in Michiana! Our areas of focus for new homes are: Notre Dame, South Bend, Shipshewana, and Middlebury. We’re open to adding more in the near surrounding area as well if it makes sense for both parties.

We visit our homes on an ongoing rotation to conduct quality checks ahead of guest check-ins.

We conduct a thorough guest vetting process and do not have an issue declining a guest’s inquiry if there is evidence that a guest will not take care of your home. We offer several risk mitigation and insurance layers that go above and beyond Airbnb’s $1M liability coverage which we are happy to discuss in more depth.

We partner with SuperHog to ensure that all guests are covered up to $500 in accidental damages. For minor damages like linen replacements or small breakages, we file a claim and get these items replaced in a timely manner. Larger damages are assessed on a case-by-case basis

As long as guests have not booked yet, we will block off dates that you would like to reserve. We will have an owners portal created for you to access and look at the calendar.

We will do our due diligence to stay up to date with changes to permits and local regulations. We are not legal advisors, however, so legal advice should be taken to an attorney, and tax advice should be taken to a CPA

Home Away from Home will facilitate all maintenance, for both routine and one off, including being on site at the property as needed.
